Introduction:
At 1965 British American Tobacco Bangladesh has been establish at Mohakhali DOHS, Dhaka – a secure, organized, and prestigious neighborhood within the capital city. The office is situated along New DOHS Road, offering convenient access via the Mohakhali Flyover and surrounded by important areas like Gulshan and Banani.
The premises reflect a modern corporate environment with a focus on sustainability, innovation, and professionalism. They are committed to minimizing the environmental impact caused by its operations and the tobacco industry, actively investing in sustainable practices, waste reduction, and eco-friendly technologies.
Site Analysis
Its location within Mohakhali DOHS, near green urban areas like Banani and Gulshan, offered a hidden opportunity to reconnect with the city’s broader ecological network. The site, part of a modern corporate campus, had suffered decades of decline—a lifeless, unpaved access route and informal dumping ground plagued by waterlogging, pest infestations, and the allelopathic effects of Mahogany trees that stifled biodiversity. Proximity to tobacco operations further degraded air and soil quality.
Employees endured a daily walk through this degraded landscape, disconnected from nature and emotionally taxing. Yet, beneath the decay lay potential: over time, the neglected land had begun regenerating itself, forming micro-ecosystems where resilient species adapted to the harsh conditions.
The design process began with deep observation and respect for this existing narrative. Rather than imposing external ideas or erasing the site’s past, the
team listened—to the soil, the trees, the water, and human experience. The site’s complexity became the foundation of its transformation, guiding a solution that emerged naturally and contextually.
Architectural Concept and Detail This project transforms a neglected 60-year-old industrial dumping ground into an ecologically responsive, socially inclusive garden. Rather than erase its past, the design builds upon the site’s history through minimal intervention, adaptive reuse, and preservation of naturally formed ecosystems. Invasive species were removed, while native, shade-tolerant vegetation was introduced to enhance biodiversity. Chronic waterlogging was resolved using passive systems—retention ponds, shallow gutters, and permeable surfaces—eliminating the need for costly infrastructure. Pedestrian paths followed natural contours, minimizing earthwork and preserving topography.

Pith lines, shallow channels, and a retention pond were introduced to manage stormwater, passively irrigate vegetation, and enhance microclimate cooling—all without alienating users from the ground.
Strategic Planting under Mahogany Canopy: The dense, allelopathic Mahogany trees created chemically stressful, shaded conditions. The design introduced shade-tolerant, native species that could thrive in these challenging environments while enriching biodiversity and restoring soil health.
Scrapyard to Sanctuary: What was once an uninviting, polluted access route became a therapeutic walking garden, offering moments of calm, reflection, and sensory engagement for daily users.

Ecological Zoning & Microclimate Engineering: The planting design strategically zoned shade-loving species under canopies and light-tolerant species near open areas and water bodies, creating thermally diverse zones that support biodiversity, passive cooling, and human comfort.
Material Loop & Soft Mobility: Vehicular routes were restructured to prioritize pedestrian pathways. Existing concrete was crushed and reused as sub-base, reducing material transport and supporting a closed-loop, low-energy construction cycle.
Together, these strategies offer a replicable model of adaptive landscape technology for urban and industrial regeneration—where deep ecological awareness and contextual design create resilient, high-value spaces without reliance on high-cost infrastructure.

This project was completed on a minimal budget, emphasizing sustainability, adaptive reuse, and low-maintenance solutions. Initially estimated at over $327,880.00, the cost was significantly reduced to $184,432.50 through sustainable design decisions. By reusing existing site elements—such as preserved trees, recycled materials, and the natural terrain—the project minimized the need for extensive new construction or imported resources. Locally sourced materials and passive water management systems also helped control expenses while ensuring long-term resilience. The outcome demonstrates that meaningful ecological transformation doesn’t require excess—it thrives on contextual sensitivity, resourcefulness, and design intelligence.
